The One Group Investment Fund was created to give private individuals access to thoughtfully selected residential real estate projects in San Diego — without requiring them to manage the complexity that comes with executing them well.

Led by Seth Struiksma, the fund focuses primarily on off-market fix-and-flip opportunities in established neighborhoods where design discipline, local knowledge, and timing matter. These are not volume-driven projects. Each investment is evaluated carefully, executed deliberately, and managed end to end by The One Group team.

Many of our investors are participating in private real estate projects for the first time. Others have experience, but prefer a structure that removes day-to-day decisions and replaces them with clear communication and steady oversight.

The One Group model is intentionally hands-off for investors. Our role is to manage the work. Your role is to participate alongside a team that has done this before.

Projects are typically structured with defined scopes and timelines, often targeting completion within six to eight months, depending on the nature of the renovation and market conditions.

Any such projects are evaluated using the same criteria as our renovation work: location quality, feasibility, and disciplined timelines.
